The very first step is location of the source of the roof leak on the EPDM rubber roof. Usage of seam probing tools for checking out all of the seams in your roof and finding the bad ones is a good idea. The bad seams are brought about when the given adhesive does not hold the seam any longer causing EPDM rubber roof leaks. Checking of all roofing pipes curbs like HVAC units and sky lights and rents is essential. When the seams are located mark the spots where the EPDM rubber does not hold the rubber roofing membrane anymore or the location of seams that are apart. In case of loose gravel cleaning the roof is important so that you can expose the seams. This is done by using a heavy broom, to move the gravel so as to expose the seams for proper inspection. There should not be usage of sharp edges like shovels as they can result to accidental penetration.
The second step is cleaning the EPDM rubber that surrounds the leak together with the old adhesive before reapplying the new one. Usage of warm water and towel is needed so as to properly clean the EPDM rubber surrounding the leak and letting it dry. Next spread the seam by a foot apart from the leak source and extract old adhesive using cleaners approved by the manufacturer. Ensure that the old adhesive is completely removed and dried.
The third step is application of new adhesive to rejoin the seams. A paint brush is used in application of the new adhesive to both bottom and top seams of the EPDM rubber roof. Ensure you apply 6-8 inches dipper for proper repair. Ensuring the old and new adhesive come into contact is important. Once this is done, a rubber rolter is used to exert pressure in order to rejoin the seams. Then leave it to dry for whole day or 24 hours before rechecking.
After the 24 hrs are gone, recheck the seams to ensure tightness. The seam probing tool is used to also check tightness of water. If any seam is broken repetition of step 3 is required. Though repair fixes the problem other seams are likely to break hence the installation of a new roofing system is required. These with hot air welded are better e.g. 1B flat roofing membrane that its seams are stronger than its membrane. When this 1b roof is properly installed it can last for 30 and above years without repair.
